Software for hotels: more direct bookings, less OTA commission

A rate by date and channel, calculated from your bookings, not from occupancy in the area. And every guest who was looking for you, booking on your site.

Book a demo

For groups of 5 to 30 hotels, city and resort, with their own PMS or the chain's.

Your guest was looking for you. The OTA took the commission.

They found you on Google, compared your dates and landed on your site. They booked on an OTA, and you paid 15 to 25% for a customer who was already yours.

  • PMS

The guest history is there, but nobody uses it to sell.

  • Booking engine

You know who dropped the booking, but nobody writes to them.

  • OTA extranets

Rates set by hand, channel by channel.

  • Market RMS

It watches occupancy in the area, not your bookings.

  • Metasearch

You bid against your own price when the OTA undercuts you on mobile.

  • Marketing agency

It optimizes campaigns without seeing your bookings.

  • Groups and events

Leads answered late, with no idea if price is the problem.

  • Reviews

You notice the pattern after the score has already dropped.

Eight systems, one guest. One decision on price and channel.

Three questions your revenue team answers every day

Revenue manager in front of a screen

01

What price do I sell each date at, and on which channel?

Every day it collects the last 24 hours of bookings and competitor rates, recalculates the 8-week forecast and proposes a rate by date and channel. The revenue manager approves it with one click.

Traveler comparing hotels on a phone

02

Where do I bid, and where do I not?

If your direct price wins, metasearch shows the savings. If the OTA undercuts you on mobile, the bid pauses on its own. And the budget concentrates on people most likely to book.

Hotel front desk

03

Which booking am I about to lose?

Anyone who drops a booking gets your email within two hours. Anyone who searched dates with no availability gets an alert when a room opens. And the conference that has already picked your city jumps to the front of the queue, with price cues for the salesperson.

Example

You

Which October nights are below 60% occupancy at the coastal hotels?

Reply

There are 9 nights across 3 hotels. I propose an offer by email and WhatsApp only to guests who stayed in the fall the last two years, without touching the public rate. Should I prepare it?

How it works

Every day, the rate learns from your bookings.

  1. 01

    Collect

The last 24 hours of bookings, competitor rates and searches on your site.

  2. 02

    Forecast

Occupancy for the next 8 weeks, by hotel and room type.

  3. 03

    Propose

A rate by date and channel, with the reason in view.

  4. 04

    Approve

The revenue manager, with one click. Nothing publishes on its own.

  5. 05

    Distribute

OTAs, metasearch, your site and your emails, on the same data.

  6. 06

    Learn

The result recalibrates which dates can take a raise.

And the guest feels it without ever seeing the AI.

The AI sets the price, flags it and gets it ready. A person handles the guest. A returning guest arrives and the front desk already knows their floor, their bed and what time they usually check in. In the restaurant, the waiter knows the usual order before they ask: that is already how it works at a five-star in Spain.

What do OTAs really cost you?

The commission is only the part you see. Run the numbers with yours.

You pay about 990.000 € a year to OTAs. Each point of sales that moves to your site is 18.000 € that stays in-house.

Calculated at an average 18% commission. Booking charges 15 to 25%, and Expedia 14 to 20%.

Frequently asked questions about software for hotels

Do I have to replace my PMS?

No. We take a daily copy of your bookings and work on that. Your PMS and your booking engine stay as they are, even if they belong to the chain.

Does it replace my RMS?

It can live alongside it or replace it; you decide. The difference is that it learns from your bookings, not from occupancy in the area.

Does it publish rates without anyone seeing them?

No. It proposes and the revenue manager approves. At first it runs in shadow mode: it proposes without publishing, so you can compare with what you would have done.

Does it break parity with the OTAs?

No. The public rate is respected. Special offers go through private channels, such as email or WhatsApp.

Will my guests talk to a chatbot?

No. The AI works behind the desk. A phone booking, a group or a complaint is still handled by a person.

Is it custom software?

Yes. We start from what already works at other hotels and fit it to your properties, your channels and your systems.

What is Selfware?

Our way of building custom software: your tool, on a base already proven in your industry. See Selfware.

How long does it take and what does it cost?

It depends on how many hotels and systems we need to connect. We start with a pilot hotel and in the demo we give you a timeline and a price range.
